Worth knowing
Water and grading around the building.
Most foundation and slab problems in central Iowa start with water sitting against the building. Clay soil holds it, freezes with it and pushes. Soil pitched away from the wall, downspouts carried past the backfill, and beds that do not trap water against the foundation are the first line of defense, and they cost very little at the end of a build.
Retaining walls are the one landscape item that fails structurally. A wall with no drainage behind it holds water, freezes, and leans out within a few winters. We build walls with gravel backfill and a drain, on a compacted base, and we tell you when a wall is tall enough to need an engineer rather than us.
Because we are usually on site for the structure anyway, the landscape work is priced alongside it and done in the same window. One contractor, one schedule, one estimate that covers the yard as well as the building.
When the yard needs the same attention
Signs it is time to call.
The new deck or garage left a mess
A build disturbs the ground around it. Grading, seed and a clean bed finish the job instead of leaving it to you.
Water runs toward the house
Grading and downspout extensions are the cheapest foundation repair there is, done before the crack appears.
The beds have no edge and the mulch is in the lawn
A stone or steel edge makes the bed hold its shape and cuts the weeding in half.
A slope is washing out
A short retaining wall with drainage behind it holds the grade and gives you flat ground to use.
