Worth knowing

Handle basement moisture before drywall.

Central Iowa basements sit in clay soil with a high water table in a wet spring. Before any framing goes in, we look at how the walls and floor are behaving: efflorescence, staining, a crack that weeps. Finishing over an active water problem is the most expensive mistake in interior work, because everything comes back out. Where there is a problem, we say so and it gets solved first.

Finished basement bedrooms have egress requirements: a window or door large enough and low enough to get out of in a fire. The City of Des Moines and the suburbs enforce those rules through the permit, and adding an egress window is often part of the job. We check what the room needs to be legally called a bedroom before you plan on it.

Drywall and plaster are a finish trade, and the finish is only as good as what it is fastened to. Straight framing, proper blocking and the right screw pattern are what keep the tape lines invisible five years on. We frame for the drywall, not the other way around.

Where interior work pays off

Signs it is time to call.

The basement is storage and nothing else

Finished, it is the cheapest square footage you will ever add to the house.

Cracks, nail pops and old repairs show through the paint

The tape or the patch failed. A proper skim and refinish fixes it once instead of every spring.

Doors stick or do not latch

Usually the frame, not the door. Rehung on a plumb jamb they close with a fingertip.

The floor squeaks, slopes or has a hump

The subfloor needs attention before any new floor goes down, or the new floor inherits the problem.
