Worth knowing

We fix what is under the finish first.

A kitchen or bathroom fails behind the finish, not in it. The shower that leaks into the ceiling below was tiled over a substrate that was never waterproofed. The floor that cracks was tiled over a subfloor that flexed. We open the room up, fix what is under it, and only then start on the parts you will see.

Electrical and plumbing in Iowa are licensed trades, and a remodel that moves a sink, adds a circuit or changes a vent needs a permit and an inspection. We bring in licensed subcontractors for that work and plan the job around the inspections so nothing has to be reopened.

The other thing that decides a remodel is the order of operations. Cabinets before counters, counters templated in place, tile before fixtures, paint before flooring where the flooring is hard to protect. We write the sequence into the estimate so you know which weeks the room is unusable and which it is not.

Signs the room is ready

Signs it is time to call.

The layout fights you every day

A wall, a door or a peninsula in the wrong place is a layout problem, not a cabinet problem. Fix the plan first.

Soft floor or a stain around the tub or toilet

Water has been getting under the finish. What is underneath has to be opened up before anything new goes on.

Grout is cracked and the caulk is black

The tile has been moving or the substrate was never waterproofed. Re-grouting is cosmetic; the fix is below the tile.

You are about to sell

Kitchens and baths are the two rooms buyers price a house on. Done well, they return more of their cost than most projects.
