How to judge a builder
Four things to check before you hire anyone.
- Footing depth. Ask how deep the footings go. In Des Moines the answer is below 42 inches, and it should be in the estimate.
- The permit. Ask who is pulling it. A builder who suggests skipping it is asking you to carry the risk.
- Hardware and flashing. Joist hangers, post bases, ledger bolts, ice and water shield. Cheap to include, expensive to add later.
- A written scope. If two estimates cannot be compared line by line, one of them is hiding something.
